Can i Increase rent during section21pPossessio order process

So, i have a section 21 issued.

It seems likely the tenants are going to make me go through the courts.

My property is at below market rent.

As they might be there for a fair time as this goes through the courts etc, id like to increase the rent to market level.

Can i increase the rent after issuing section 21 / applying for possession order?

My understanding is yes, but best to do it via a section 13, ensuring all paperwork etc is correct. Might be worth ensuring it stays slightly below market value if only to encourage tenant not to go to rent tribunal as it'll be a load of work/hassle whilst you're also focussing on the section 21.

Yes one can, and if I can, then it is a process I always take, since it can encourage the tenant/s served with a section 21 (6a) to move on.
