I haven't moved house for 20 years but will, probably early next year. I know there's many variables but what should I budget for in terms of costs?

Sell £350K, buy at £550K move within 15 miles , no mortgage required, single home no ISA assist etc.

Costs estimated for conveyancing, full house move . Think stamp duty will be £17.5K.

£25k to £30k would be my guess, based on a similar move last month.

I’d imagine something like:

Estate agent fee 1%: £3.5k
Conveyancing: £2-2.5k
Movers: £1k?? Not sure we moved our self.
Stamp duty: £17.5k

The actual removals will start at £1k and that’s assuming you put stuff in boxes yourself and don’t need beds etc. dis and reassembled.

I’d not be at all surprised at £2.5k if you have any volume of stuff.

When I moved in 1998 it was close to £1000 for a 3 bed semi. Including 2 weeks a storage.

Quick inflation calculator puts that at £2,249 in today's money.

Similarly, moved last year and including stamp duty and fees etc was around £25k
