Chaps...

Thanks to the idiots at Santander I'm now in the position of loosing
a sweet investment property!

I need a standard mortgage, good LTV under 75% on £243K
any suggestions? - Yes i'm going to live there, it will be my main home.

Only elephant in the room is my investment flat, which had permission to
let, however i'm living there at the mo so cannot have the permission.
Now stander say no prob provided permission is granted.

Current lender says, we'll grant permission when you have a tenant
and are due to move out. Honestly. (yes I've given them the paperwork
ETC still catch22)

So any property people know of any good non time wasting brokers?

Does the rent of the investment flat cover the mortgage by 125%? Halifax will ignore it if it does, I've used them squillions of times for that reason. You may have to show a letter from a local letting agent confirming the rent but prob not if your putting down 25% on the new place.

The Mortgage Works are also good with this, poss C&G if the figures stack up, Natwest are ok, Santander used to be but now can be a pain.

Give Halifax a go....
