Hi,

I'm going to need some scaffolding put up down two sides of my house to get a few jobs done. Whats the payment system with scaffolding? Do you pay a set fee for its erection then a time based rental on top of that? What sort of cost should I be looking at for 25 x 40ft?

One of the jobs is replacing the lintels on a few windows. Each have a soldier course of bricks that will need knocking out, is this a technical job needing an expert or could any builder do it?

any input welcome

You are right you pay for "errection" and usually get 4-6weeks rent including in first payment!!

Sorry can't help on exact costs but I would say in the region of £5-600 should be expected depending on access etc

My scaffolding came down today!!! (Had it up almost a year exactly)

I paid £620.

That included a first lift along a 6.6m x 2.7m extension, then a second lift up to chimney height, then a second section across the front of the existing house 4.5m (to fascia height)

£420 for the main bit, £200 for the front section.

Shop around!!! I had quotes for double that, treble that, and double that + £30 a week!! yikes

Scaffolding will vary from £15 to £25 (plus VAT) per linear metre, per lift (2.1m) depending on what type is used (tube & clip or kwikstage) where you are and how long you need it, if it's on a road/pavement etc. Depending on the window lintel heights you may also need hop-ups for access. It is usually priced as a minimum 4 week hire with a percentage of the original quote (usually around 5 to 10% per week) for additional hire thereafter.

A competent builder should do a replacement lintel in a day. Bear in mind that you may need acrow props and strongboys to hold up the internal leaf (assuming it's not a kit) and also externally to ground level. You cannot brace them against the scaffold.

Best bet is to get 3 or 4 companies round to quote. If you mean 25ft high by 40ft long (7.65m x 12.2m) you're looking at roughly £850 at £20/m average.

Hi guys, thanks for the info and tips. I'm in the North West so Essex is a bit far.

If you're anywhere near Stockport I know good scaffolders and a proper timeserved builder.
