Given my humble budget, I didn't think it would be appropriate to post in the real estate pron thread...

Looking to move to the hertforsshire area, and need a minimum of four bedrooms and a decent sized garden/land as we've been cooped up in a flat for the past decade. We've toyed with the idea of self-build but finding a suitable plot is proving tricky.. Renovation is on the cards too...

I did go and visit the chap who was proposing this

It is compared to some of those on the estate porn thread!!!

I'm looking for guidance from other PHers who have made the move from inner city pad to the suburbs. It will be a home first and foremost and an investment in the long term as we plan to stay put if the local schools are good. I've got a preference for contemporary architecture, but I'll happily settle for a traditional exterior, and a well kitted open-plan interior. I would really love to have a glass walled garage, but I don't think my budget would ever stretch to it..

I've read, and re-read, your post and I'm unsure as to what you are asking!

I'm looking for a plot or a house up to similar values as you and have been for 3 years. There is crap all of any quality on the market... anywhere it would seem.

My thoughts exactly. I don't exactly earn a pittance but am proud to have purchased at the 300k mark. 800k is a dream for me!

I'm struggling too.....

Everything I look at seems to have some negative attached to it. Most of the affordable houses with land that are avaiable at a reasonable price either need a ton of structural work or are within earshot of jumbo jets leaving stansted....

Here's a beautiful plot, within budget and with enough left over we could modernise it inside. It was all going well until the peace was punctuated by the passing of low-flying aircraft...!

The chap actually lives next door it appears he bought the original listed house (£1.5mil) has partitioned the remaining land into two plots. Both "barns" are 2500 sq foot. Most important thing to note is that the garage is 3m wide smile

I grew up just round the corner from there. Pretty sure they planning permission for those was refused because of the access is on a busy dangerous junction, so almost no chance of them ever actually being built

Personally I'd be looking round Hatfield Heath or Broad Oak or villages around the Tyes, Hallingbury or Rodings. Sawbo IMHO is not very nice. The Pig Lane property would worry me as it reeally does flood badly down there, plus theres a lot of noise from the rail line, a lot of traffic too as it's used as a cut through.
Alternatively the Hadhams are nice but chuffing expensive even compared to your budget.
Didn't mean any offence BTW, I'd love to have 800k to spend but having been born and bred in Stortford I do know the dilema you face with a seemigly large budget in an expensive area.

My house was 165k (mortgage allowed to 220k) and I earn about 55k/ year. The 300k mark is a dream for me!!

Planning has been granted. It's cost him a fair bit and has taken him ages to negotiate. Build starts soon and finishes in 9 months. He wouldn't negotiate on price as he reckoned the completed price would be for 850k!!!

I like the idea as its as close to self build without having to worry about all the leg work. I just it had more land attached....

Looks like I'll be looking in little hallingbury. If any of you have a the chance to have a look at rightmove in that area I would be grateful if you spot any gems. I've been looking and it's been a struggle. If only we could stretch our budget to £1.2m - the market seems to be awash with great homes at that price....

£800K would get you naff all where i live.

Those properties look very appealing. for the price.

have a look out to the pelhams by stortford too. It's a drive to the station but a very nice aread to live in.

Well found this one. Im' wondering if the vendor is going to take the pi55 with pricing though: It was originally purchased for around 500k back in 2001. It appears that they were demanding £1.5 mil a little while ago.

Here's one with potential to refresh too. Problem is that they owners will sell the house at 725k with the complete garden plot, or 625k if they can chop off half the garden so that they can put another house next to it.....

Looks like the architect ran out of ideas when it came to designing the rear elevation.

Here's a pshop bodge of the house mentioned earlier. Gives you an idea of what i actually want. A Huf haus would be lovely, except I cannot afford the site and the build at the same time....!



Possibly dormer the side of of the top floor bedrooms to release more space as well?

I was born and bred in Lancashire so I know what you are getting at wink


Given the proliferation of homesbuilding and the demand for electricity, is it unreasonable to be put off by electrical cabling?

Any opnions on the potential of this site?

If I am interested in plonking a modern architect designed home, would this be a wise location or not?
