To the PH massive can anyone do a ball park on the cost?

I have find a great house with a Quadruple garage near the city centre and really it is only the house which could be problematic.

2 Floor semi detached very large three double bedroom house, 2 reception rooms and kitchen.

What needs doing:
Rewiring throughout the whole house
Plumbing throughout the whole house
New bathroom on the ground floor next to the kitchen
New kitchen
New bathroom on the first floor
Damp at the front corner which is attached to the other house
Decoarating all though the house

high 35k
mid 25k
low 15k

all depends on the spec of the kitchen, bathrooms and decorating

Rewiring throughout the whole house - £2k?
Plumbing throughout the whole house - £2k? Is that central heating as well? Will be more for that.
New bathroom on the ground floor next to the kitchen - £3-5k
New kitchen - Depends, say, at least £6k if normal ish size
New bathroom on the first floor - £3-5k
Damp at the front corner which is attached to the other house - No idea, £1500?
Decoarating all though the house - No idea, could be £2k, could be a hell of a lot more

£19.5k with the cheapest, £23.5k higher.

Can save a couple of grand doing the decorating yourself. Price will vary massively depending on what sizes and type of kitchen and bathrooms you choose, and again, if you do a bit of work yourself, like stripping the old ones out, you can save a few hundred for the labour.

That's mostly guesswork, but I'm sure it's not too far off.

Depends on which part of the country surely. Full rewire of a 3 bed semi, large kitchen , large lounge . £2 k . In the midlands

Thanks everyone. It is in Manchester. Those prices actually make it possible. I was think 40 to 50. Below 30 means it is worth carrying on and sorting out financials.

Rates for tradesman have dropped through the floor. Make sure you ask around for good blokes

Cheers, I know a guy who changed my current house. He was excellent. And about mid range.

You've seen our project..

We spent about £15k, oil fired central heating added about £2k over gas though. We did almost everything ourselves, only paid someone else to commission the boiler & finish off the wiring.
