Need help with wood flooring options

So the progress on the purchase of our first house is coming along.
At the moment it has nasty, worn carpets in there which we want to pull out and replace with wood flooring. This is also because it is easier to keep clean with the impending birth of our first child.
So I looked at laminate and dismissed it straight away as I did not like the feel of it. So it was down to either engineered or real wood flooring. Which is going to be scratch resistant and easier to keep up. I read that solid wood flooring needs to be oiled twice a year to keep it looking nice. I dont see us dong that really.
Both engineered and solid wood would be fitted by a professional and I have been told to budget about twice what you spend on the flooring itself for fitting. Does this sound right? We only want wood in the hallway, living room and dining room. We will have tiles in the kitchen/bathroom and carpet on the stairs and the bedrooms
Any advice?

Not advice as such but I got handscraped antique wood flooring from this place

That exact stuff.
It looks great but does scratch when moving furniture (namely our dining room chairs) and you can't really sand it down as it takes the finish off. But...as you live with it you tend not to give a flying fook about the odd scratch here and there, it's patina.
I laid 45m of it with help from a mate and it aint that difficult as long as you get a portanailer and also a reciprocating saw for chopping away at architraves/skirting boards. Laid bitumen paper underneath which is dead cheap. Fitting it to existing floor boards is easy, trickier when you have to glue it down (we had a small concrete section where this was needed).
I was really worried about it shrinking/expanding but it hasn't moved at all after 6 months.

I have B&Q wood (engineered flooring) and its fine with 4 kids and dogs - it gets scratched but not that you'd notice and just makes it look more "real" - I'm told you can sand it 7 or 8 times but after a few yrs I cant see I'd ever bother.
It's also stood up to all sorts of family misshaps - spilt drinks, vomit, etc, etc!
Fitted myself - simplest DIY job there is...click, click, click, done!
