I've found a house I want to buy, but I have no idea of how fixtures and fittings negotiation works - I've viewed the property and identified some things id like. The vendor showed me the property and stated their plans and intention to broadly take as little as possible with them.

When is it normal to request a fixtures and fittings list? A lot of the appeal of the house is in the attention to detail thats been made with some of the fittings so it could certainly affect the amount I was prepared to offer if they weren't included or up for negotiation.

Your solicitor will send a form to the vendors via their solicitor which asks them to list the items which they are either included in the sale, or are available at additional cost.

Most forms are anal enough down to the light switches, as it's not unheard of for vendors to walk off with those too.

Make your enquiries through the estate agent now to get an idea of what is and is not included in the sale, and make your offer conditional on those terms. However, nothing is legally binding until the paperwork is passed between the vendors. If they pull a fast one, you can just as easily pull out of the sale at that point.

Phone up the agent and get them to find out what they will be leaving.

I offered on the current property for it to be left with certain fittings.

The F&F'ing list will be filled out by them once the ball is rolling, if they screw you over, just pull out.

Just make an offer conditional on X, Y and/or Z being part of the deal.

I'm a little concerned about putting in an offer like that as it will somewhat give the game away that I might be interested in further stuff and cause them to up the price when they come to drawing up a list of the remainder.

The person is moving as they are retired and moving into a larger family home where they will not be needing their existing furniture.

So include everything you want in the offer. Don't say you want 1 or 2 things, then later on ask for more, as they'll charge you more.

The major items are the white goods, some oak cabinets made to measure for spaces beside a chimmney breast and a matching oak dining table + chairs.

Also all the light fittings and a wrought iron bannister. These strike me as a bit of an unusual thing to stipulate at this early stage but you hear of the horror stories of people taking every last thing..
