Righto. first time buyer, made and had an offer accepted, solicitors instructed, mortgage agreement in principle sorted and full application underway. Two questions (ok 3) -

Will the mortgage company tell me what searches they require and then anything I choose to do in addition to that is down to me?

Suppose the mortgage company request a search that will take me 5 minutes to do online and save me a few quid (thinking planning / flood) - can you just provide the company with a statement 'blah blah according to the environment agency flood maps this property is not at risk of any floods'? or is it better left to the solicitors

This. Part of what you're paying the solicitor for is that he's liable if it goes tits up.
