Hi

I am in the process of buying a house with a garage in a block.

The survey has come back saying the flat felt roof needs replacing. But this is a communal roof so I presume I can not just remove the roof and then re-felt as this may affect my neighbours roofs. Would I be leaving myself open the neighbours trying to get me to pay for their new roofs if my new roof hastened the rot/problems with their roofs?

I have a meeting with the current vendors this evening to discuss this and a few other issues so would appreciate any advice from someone who knows or has been through this.

Would this not come under your service charge / maintenance fund, therefore you should only pay your share of the costs? Though you will then need to get approval for the works to go ahead.

any good roofer will be able to seal the edges to stop any leaks!! but if your roof is bad presuming all the others will be in similar state??

Yes I think the whole roof is bad (well needs re felting at minimum).

The solicitor has responded saying that it is joint responsibility. But does that mean that I need everyone to agree to the repair? I know a few people do not use the garage so would not want the cost of repairing something they do not use.
