got a 1 bed terraced house, usual smallish size, front part of a back to back house. The windows and front door have been done recently with UPVC double glazing.

on the ground floor its just one room with a knackered kitchen at one end.
upstairs there is a bathroom and one bedroom, the bedroom has a boiler in it.

I have NO IDEA who i'd need to pay and what needs doing but i'd have thought the following
needs new flooring/carpets
needs new kitchen and appliances, cooker, hob, sink and extractor
needs new bathroom
needs interior walls stripping of their wallpaper and painting

Roughly how much could you get this done for and how much would the tradesmen charge? If we could break it down that would be useful, for example:

An average kitchen with appliances could be bought for 2k and would cost £400 to fit
a decorator would charge about £400 to do the downstairs room and upstairs room
the boiler would cost £300 to move to the kitchen etc.

I know this is a 'how longs a piece of string type question' and it depends on the size etc.

But, just imagine a 1 bed terrace that is your usual coronation street type terraced house that has been lived in by an elderly couple for many years so it is run down but not ruined etc.

Essentially, I want to know if this could be done up with a reasonable kitchen, reasonable bathroom suite, decorated and carpets/flooring put down for £5k. It's not in a great area so it doesn't need to be done like a chelsea studio flat etc.

Do we think it's doable, yes or no.

Is it just cosmetic stuff that needs doing then? 5k should be plenty

Hi, yeah just cosmetic, although i'll try list here what needs doing

new small kitchen with oven, hob, extractor and sink. only the floor units needed no higher up wall units.
does have bathroom suite and bath but would ideally like new toilet, shower, bath and basin. Plus this room needs new tiling and decorating
new flooring in all rooms and up the stairs - carpet for bedroom and kitchen/living room but with some tiling in the upstairs bathroom and immediately around the kitchen itself incase of spillage
taking wallpaper off, filling in the holes in the walls and decorating along with the same for the ceiling
moving the boiler from the bedroom upstairs to the kitchen downstairs if this needs doing
new internal doors (probably only 3 of them) but not a necessity
the labour for all of this
that's about it!

Easily do this for £5k budget I did a 3 bed terrace for that a few years back including plastering walls, that didn't include a new kitchen but did include a new boiler. I imagine the kitchen is tiny so you won't have to get the cheapest kitchen as your not going to need much.

I think it's possible, just, as long as you look at the cheapest or near enough cheapest but still qualityish product!! If you choose right then it can still look very good!!!

Did up a very similar place with same layout, and off top of head
Bathroom was £1200 for new everything
Kitchen was £1400 but they got ex display top end appliances!
Carpets and underlay was £600
So it is possible just need to be careful with the budgeting!!
When you looking to get it all done??

no rush really, just whenever over the next few months
can get some stuff cheap via family and friends, I suppose we just need to add labour costs and I have NO IDEA what labour costs are!

how much would it cost to fit the bathroom very roughly
how about fitting a kitchen, the carpets and decorating

what you have said there is around £3400 ish for the stuff but would £1600 labour cover it?

A usual day rate around here are

Painters/decorator £150-200
Kitchen fitter £2-300
Plumber £250-£350
Carpet fitter £2-300

All these are approx, easiest way would be to get a multi-tasking builder or a renovation team who has the skills needed and get them to quote on the whole thing and get it all done at same time.
