House-want to change agents but someone interested(no offer)

Hi all I'm getting hacked off with the agent our house is up for sale with.
Over a week ago a couple viewed the house and said to the agent they definitely wanted to put an offer in but it was likely to be low (agent expected around 15% under advertised - which I thought was a fair starting offer) as they had a low offer in on their property.
I rang agent a few days later "we are having difficulty getting hold of them" fair enough.
10 days after viewing I ring agent "I'll just try them now" and magically they get hold of them, they have decided not to accept the offer on their place and will hold out for a better one but still want to offer on my place when they get a better offer.

I got a friend to mystery shop my agent and they were rubbish (didn't even mention my property, and failed to send out ANY particulars when the said they would).
So I will cut them loose and change agents.....
However what happens if the original viewers who want to put an offer in (if they even exist) see my property advertised elsewhere and then buy it - will the original agents chase me for their fee?
I don't know who they are, I just don't want to get stung!

Yes, the introducing Agent will still expect to get their fee if they originally introduced the people who go on to buy your house.
Best to mention the interested(?) party to your new Agent just in case anything happens, probably in writing, so that you only pay the one Agent who introduced your purchaser.

typically the contract you signed (or not) with the agent will have a claw back clause or similar that means that completing a sale with any prospect that is introduced by them will trigger a right for them to receive the commission that was due even if you are not with that same agent - such clauses are typically finite in duration after you have terminated the agency contract however
Yes best way to cover yourself on this is to write to your exisiting agent asking them to give you a list of all people they've arranged viewings for. Make it clear to them, and the new agent that in the event that one of these people purchase the house, the old agent are entiled to the fee and the new agent has no entitlement. Do it in writing and copy the same info to each agent otherwise you could be liable to both.
Often the agent's will do a split fee between their selves but they don't have to. It's your responsibility to ensure you don't incur two fees. CYA buddy, CYA.
