We're looking at a certain house and one of the things we've noticed is that the conservatory hasn't been as well put together as you would have thought - As you can see from the photo:



Water hasn't been channeled in to a soakaway - instead it's channeled on to the blocks around it.

It strikes me as a bit lazy, or is this accepted practice - if not, do I need a soakaway, and how hard is it to do ones self?

The conservatory has clearly been installed after the house was built (the house is about 20 years old) and whoever fit it decided to leave the kitchen extractor where it is and vent it straight in to the conservatory. Am I being picky in expecting this to be different?

Not venting to outside - a bit silly & against building regs. I expect, would have thought you'd get condensation in the conservatory.
Lack of soak away - unlikely to be a serious problem given the small roof area - rain falls on the ground anyway.
The whole structure looks cheap and nasty, I'd plan to demolish and build something with a bit of self-respect!

Hmm - I didn't think it was that bad - not great, but not horrendous - it'd fall in to a "10 year" plan for home improvement though.



Saying that, our current conservatory does have a brick base as opposed to what you see above.

Looks suspiciously like a Wickes conservatory. Built a couple in the late 80's for mates and they're still standing and waterproof. As you say not the most sexy looking but then they are 25 years old.

How do you know there isn't a soak away? Have you had a dig down to see?

Couldn't you fall the gutter the other way, over the doors and into the house drainage?

Not really thought about that one...
