Changing status - Barn Conversion: Business to Residential
Discussion
I have found a barn conversion I like - on a small private road lined with residential cottages. This barn conversion did start life as a residential period but was converted into offices (you wouldn't know from thew outside). I am trying to establish what sort of costs would be involved in changing it's status back to a residential property. Any ideas?
Just the cost of a planning application I guess but best to call your local planning authority to see what their current view is of converting back to residential. In Westminster they are very keen on it but this will differ from council to council. Cruise their website as well for hints on what is required for the application. If you need to supply drawings then these need to be added to the cost.
If it has previous history as being residential, then you might not have much problem.
I would have a chat with your local planning officer because you may have to comply with various other requirements as well as 'change of use'.
These people are normally pretty helpful if you ask them first.

You will need Planning Permission for "change of use". If that is granted you will then need Building Regulation approval. That will require you to make the building comply with the regulations for a new dwelling and the most significant cost will probably be providing enough insulation.
