Morning all, I am currently house hunting and have found something I really like, but it has no garage. However the plans are in place, permission granted.

Just trying to run a few numbers but not sure what the garage would cost to build? Single garage, pitched roof, with power and water.. £10k?

Concrete block construction, 5 metres by 6, tiled roof, storage loft, cost me £6000 altogether. Mind you, I did everything myself apart from laying the concrete floor.







If I did it again I'd have the outside rendered properly, rather than just paint the bare blocks. It looks a little tacky close up.

£10k is not a bad estimate I think, maybe £15k, depending on the standard you build it to. I've had a garage built that's attached to the house, so is double walled (brick and block), fully insulated, and the foundations are capable of handling a second storey.

On the back is a utility and toilet, so it's not a standard garage only, and it's a bit wider than a normal garage. Materials came to more than your estimate, with labour roughly another 50%. However, it's been a more complex build than a single garage alone, including demolition, moving drains, etc.

I think for us laypeople, doubling the initial estimate gives a realistic budget with change left over. At least, that's what happened with ours.

Thats mighty impressive! Are you a builder or just good at DIY? Do you have any more pics of its construction or even a build thread? I'm thinking of knocking down my prefab garage and having something wider/longer.

I'm a mechanic actually, but generally try to turn my hand to most things when I can. Hours of internet research squared me away on the finer points of foundations and trusses, damp proofing and suchforth. No build thread, but here's a few piccies.

No planning permission was required, but I got a letter from the council bods just so I could show any future house buyers or busy bodys. Indeed two years later the council came knocking as there had been complaints I was 'running a hot rod building business' back there..... Lovely neighbours...









It got cold at one stage, but work pressed on.















Doors were built from B&Q Cedar floorboard tongue and groove.



I kept the cost down by using child labour wherever possible.



Roof stairs swing up out the way.



Block paving was contracted out when I realised the amount of physical labour required.

Doors are double-hinged to allow for the angle of the block paving.



Access is through the rear of the house-garage, where I knocked out the wall and built yet more doors.
