Morning all.

I am currently looking to move up the ladder, an have pretty much narrowed my search down to two houses.

The higher priced one which is currently my preference, is in a better area in general, but is a bit more overlooked and in a busier street. It's a fixed price, sellers are moving to Oz.

The second choice is slightly further away from Aberdeen, but is in a quiet cul-de-sac and fairly isolated. The seller is also moving abroad. It's offers over, but £13k less than the first house.

I'm really not sure where to pitch my first offer on either. Is 10% off cheeky? I've never sold a house so not sure how it works, I wouldnt want to piss the vendor off.

My solicitor thinks there is nothing to be lost, and admits it's a buyers Market just now.

Any advice would be much appreciated

Do some research find out how long both properties have been on the market firstly. It is a buyers market, so an offer of £10k under the asking price is certainly not going to offend the vendor.

you can still offer less than asking price on a fixed price sale
