only house/mortgage - consent to let?

hi all,

i own one house, which is mortgaged in my name only with at least some equity left in it

i've moved abroad and just last week finished getting the landlord's safety certs, attending to last minute jobs etc. and have had it put to let by a local agency.

i did ring my mortgage co. re: consent to let a couple of weeks go, but them being super efficient these forms have only arrived now i'm back in the uae.

i am just wondering what criteria they will assess against? the woman i spoke to over the phone said it would go on affordability, is this true? i could comfortably pay my mortgage as well as local rent, but would much rather bank that cash/overpay the mortgage instead.

the other one was that she said the rental income would have to be above 120% of the interest only repayment. i'm letting unfurnished, so may only just scrape this. will they want proof of what i'm getting for it?

i've not yet read the actual forms, but does anyone here have experience with this sort of thing?

When I rented mine out after my circumstances changed 6 wks after buying they(nationwide) said no problem and applied no conditions(with 80% mortgage), although they said it would be reviewed after 3 years and possibly moved to a BTL mortgage thereafter.

When I did mine about 2 years ago, I seem to remember it being far easier and less stressful then it was made out to be - to the point that were I cynical, I would suggest that "consent to let" is just an excuse for my mortgage company to get £95 a year from me for doing nothing.
