Am in the process of buying our next house got thinking today i wonder what sort of amounts people have got off there houses in todays market

It's impossible to compare discounts as the amount of the discount really depends on how accurate the asking price was in the first place. So last house I sold the buyer paid the full asking price, but the house we bought we got 10% off the asking price. We had made an offer on another house at 30% off the asking price, as ity had been on the market for 18 months with no interest. Turned out someone else made an offer the same day at a 25% discount and got it.

Most houses on the market find their price level, even if the price is over-inflated at the outset.
If you make a Mickey Mouse offer I'd expect the vendor to tell you to look elsewhere (or words to that effect), thats what I have consistently done in the past.
Offer whet you think the house is worth. Expect the people buying your house to do the same.

I buoght a new build in 2001. It was marketed at 319k and I paid 265k to include carpets ( about 5ks worth)
I did the deal in the week before xmas and it was one of the last ones they needed to sell to complete a phase. I started my bid at 240k and waited it out, had a cal about 2 weeks later and did the deal at 265.

diffeent circumstances will dictate different deals, but I work on the basis that if you dont ask you dont get.

house was up at 220 and including the difference between the px we got and what they sold it for erm about £43k

£43000 off the original (unrealistic) asking price.
Took a £10,000 haircut on mine in return down the chain smile

In 2003.Down from 800K to 767.5K with the Estate Agent making up the £2500 from his fees to 770K. In the meanwhile we re-negotiated ( as agreed)with the private buyer of our house as the market had gone up whilst they were waiting, and we gained another 20K. Would have been more but there was no Estate Agent fees in the transaction.

it had already been reduced from what it was originally up for

Similar for me October last year took £25K off mine and £67K off the one I bought - very happy with the deal.

The Estate agent said she wished everyone was like me and realistic about getting the house sold and getting moved.

Most were hung up on getting asking for theirs and max discount off the one they bought so nothing was completing.

I offered £50000 less on our house and got it(march09),paid £220000,worth around £345000 now.

Only if it is in a very special place or they have spent a lot of money on making it right I would suggest.

I bought mine just as the crash was happening back in 2007/8.

It was on at 395K, I offered £350K in late 2007.

That was rejected but I sat tight as I had my suspicions what was about the happen to the economy and lo and behold, the seller came back to me at the end of 2007 and accepted my offer.

The place did need a lot of work mind , which has mainly been done. I guess it's probably worth about £450K now, maybe a bit more, who knows.

It was a repo, 5bed detached with double garage. Spent probably £30000. Gut-out, and re furb through out,just the downstairs floor and fit 2nd ensuite back together. It's not a keeper but is ok for now.

Sounds like mine - I have had to put new kitchen 2 x bathrooms, internal doors kicked in, aerial cables snipped literally everything. There was st smeared under the doors, a wrap of coke in one of the wardrobes a meat cleaver and a pair of black lace knickers down behind the radiator in the conservatory confusedconfused

However, the point is I have spent about £30K since on mine which I bought in 2010 for £67K less than advertised. Next door but one went up for sale a couple of weeks ago which is pretty much identical to mine and if I sold today at what theirs is advertised at I will realistically break even possibly be a few thou up. Upto this point I thought I would be £20 - 30K up. The market has fallen again since 2009 /10.

Ours wasn't that bad,the house was 10 years old but a gambler that wasn't very good had it with his wife and 5 kids. Weve enlarged the main bathroom by robbing two in builtcupbords in the bedroom next door which made a huge difference,the kitchen was hand painted yellow badly so that's gone,re done both ensuites,and I've had the gargle doors replaced as they both had been driven into. Repainted the whole house and recarpeted through out,and had a duel fuel fire installed.
Worst thing I found was a dodgy French porn film on vhsc tape.

Back in 1995 the house was on sale for £225k . I offered £169 on the basis that I could complete in 28 days and did not have anything to sell.
Agent had let slip that the vendor was going to build a new house
