How is the house building / self build market?

Seen a plot that'd fit two houses and at the moment considering negotiating with the seller.

I'm just trying to get a picture of the self build / small developer market as I have no idea if this is 'weak' at present due to the world's economy seemingly due to implode (if you believe the hype)

Are there still 'cash' buyers out there or have they all disappeared?

The plot seems worth near enough the right price but I have no idea what the competition is likely to be..

Self build market is buoyant at the moment, at least compared to others.

Most people have money for a site and they may just sit on it until financing eases.

If you get services on to the site as well you should be able to get a premium.
