Currently looking at houses and one that appears on my 'maybe' pile for further investigation will need a new roof. The building is an L shape with a slate roof set out as per my MSPaint diagram below.

The requirement for new beams/existing beams are copied from the diagram shown on the planning document and it also states that the roof needs to be made of slate.

I'm wondering what sort of figure (roughly) this work would cost to carry out or what things I should be looking for/asking to get a better idea.

When I was being taught about roofing, the most important fact to find out was the pitch.

So, WHAT IS THE ROOF PITCH?

If natural, Welsh, Spanish or Chinese slate?

The old slates have some value, by the way.

Are you looking for approx cost of the steelwork too, or just the roof?

The pitch looked to be about 30-35 degrees. I would need to go and have another look to get accurate measurements.

I take it £20k is the cost of the roof not including the new steel beams (incidentally would you have a guide amount for that work too?)

As for the materials, they have to be seen by the council and deemed to be in keeping with the surrounding building (which all seem to use dark grey slate) but I don't believe the slate has to be Welsh, Spanish or Chinese in particular.

A good 1/3 of the existing slates look fubar'd even to my untrained eye. 1/3 look 'okay but lichen covered' and the rest could go either way.

The section of the roof needing new steel beams and purlins has a definite sag over a length of 2-3 metres.

Am going to look at it on Saturday so will have a better idea of the condition, dimensions and roof pitch then.

I would hope the 20k quote includes the steel otherwise that is a lot of money. I had my roof done about 2 1/2 years ago, new battens, copper nails, new underfelt, approx 350 new slates (chinese), 3 new lead gullies. The house is about the same size as yours but a bit more complicated layout. The lot (including scafolding) was £6500.
