Monday - Friday Spare Room Landlords Advice
Discussion
Mods, not sure if finance / home / or any other was acceptable so I went for Lounge, please move if needed.
I would like some advice on renting out a spare room in my house (my permanent residence) I'm renting it on a mon - fri basis only, the tenant would have a primary residence in the UK somewhere and usually work locally to the rented room.
What are the legal things I have to do (gas cert, PAT testing, deposit protection etc) there is loads of info out there for landlords that rent out houses / flats. Or rent rooms on a permanent basis (7 days a week to someone as their primary residence). But i'm struggling to find specific legal guidelines for mon - fri lets.
Tips or advice in general also welcome from tenants or landlords that have done it before.

I've lodge Mon-Thurs for the last 5 years, with 3 different people in 3 areas of the country. Found the places on Spareroom.com - I don't think any of them took any official steps, the council tax single occupancy discount did come up with one lad, can't remember what he did in the end.

Do you have any do's or don'ts for when living with, what at the start would be a stranger?Or important things for you when looking for a mon - fri place?

I've never had anything close to any issue with the people I've lodged with, all of them single blokes with a spareroom, I give them what amounts to probably close to half their mortgage for living in their spareroom 3 or 4 nights a week, usually for an hour or two before bedtime at the most and use of the washing machine. I do think someone close in age is easier to get on with, usually people are just glad of a 10 minute chat over a brew after the gym or whatever - I know I am. I'm a very reasonable, tidy and well mannered person (in real life) something will have to go badly wrong for me to upset or get upset by anyone.
You sound like an ideal tennant, if you ever need a room around oxford let me know lol! Thanks for the input though

Whats the swing all about then? I've recollections of some old PH story about not being able to get rid of a lodger who went a bit crazy.
Anyone?

Easy to do, 7.5k a year you can earn tax free. They have much fewer rights than tenants too, so you can kick them out easily if needed. Just make your insurance company aware, or ensure that your insurance does cover lodgers and accidental damage. Generally the expensive policies do cheaper ones do not. Gas safe certificate not required, neither are smoke alarms etc I dont believe. Obviously advisable, but not legally needed.
