Leasehold - loss of ground rent calculation

Hi,
Anyone who is a chartered surveyor able to give me a hand?
I am informally trying to understand the process of buying my freehold (I like to understand things).
I have 990/999 years left on my lease, however my ground rent fee per annum is set to increase every ten years.
At what point do i calculate the "loss of ground rent" for the landlord/freeholder?
What is a fair and just estimation to compensate the owner? do i calculate it over years?
