hi all, thought i would ask the P.A.B ( Pistonheads Advice Bureau ) first to collect your thoughts and experience. My mum nees to go into a care home so needs to sell the house. Valued at £110 but to ask £120k. I want to buy it for £110k. All money will go into bank account to pay fees. Value is as going rate for local houses so will not be looking as tho I am getting it less than value for IMRC / Council purposes.
Question - do i have to go thru solictors or can I go straight to Land Registry etc..........

You can fill in the forms and do it yourself. You will ID verifying by a solicitor or you can make an appointment and go to your LR office and have it verified in person.

I would keep a copy of the valuation so that it can’t be said you are taking advantage of your mother.

I did it recently for a transaction between family members. We couldn’t find a conveyancer willing to act for just one side with the other side unrepresented and they wanted £500 each for some form filling. Doing it myself cost us £40.

Bear in mind that if you're not going to live in the house yourself you'll have to pay £3,300 stamp duty land tax.

In the unlikely event there's a mortgage on the house you wouldn't be able to do it without solicitors being involved, as the mortgage lender would insist on it.
