Just for a bit of fun, what is the fastest you have ever sold a house? From the point of the buyer arriving to the deal being struck?
For me, around 13-15 minutes. No, I am not kidding. The buyer came in and said what a lovely conservatory, looked in the kitchen from the doorway then went upstairs and stood on the landing and looked at the bedrooms, they did not go in any of them, didn't see the en-suite etc. I asked if they wanted to look in the garage and they said no thanks and left. Total viewing time 6 minutes. Wife and I were busy chatting about the next viewers who were due in an hour because this couple clearly weren't interested when the Estate Agent called and said they have offered the full asking price... And they did complete the sale too....

Sold my first house (2 bed semi) without the buyer entering before offering 2 k under asking price. She came in the house before completion on her Solicitors insistance but didn't ask anything and completed a few weeks after.
She lived there for around 3 years before moving on again.

We sold our last house in around 10 mins or less. House went on Wed morning, couple came and offered full price before we had shown them halfway round.For me, around 13-15 minutes. The next day the estate agent said they had phoned up before the viewing and we’re going to make an offer then! Paid 5k over asking too as another couple were interested.

Sold a BTL. Buyers looked round and apparently showed little interest staying about 20 minutes. Waited for the next viewer and we saw them drive by. This was Saturday afternoon. We wrote them off.
They were at the agents at opening on the Monday and offered £5k over the asking. Apparently they were trying to offer on Saturday but agents were closed.
They completed in good time and they have just resold 4 years later.

Decided to sell one tuesday, phoned estate agent, he came round and had a look, phoned someone while he was with us, bloke arrived 10 mins later, had a look, agreed full asking.
Asked if we could be out within 2 weeks. We said yes.
Bloke phoned the following Monday and asked if we could be gone a bit quicker, like by Wednesday, we said no but can do for Thursday.
We were out and paid up in less than 10days.
Moved almost everything into storage and rented a house from a mate for 6 months while we found a place to go.

Wow. I can’t really compete with these, but I bought my first home from viewing to keys in 19 days. I thought that was pretty damn good. Obviously need to up my game. There’s absolutely no reason it should take months and months to buy property. Yet it seems to be getting slower and slower.

With respect that is BS. I bought and completed on a house in 24 hrs. Looked at in in the afternoon of day 1. Paid cash, all searches done by me in a morning, including land registry, stood in the vendors solicitors until the contract was printed took it to my solicitor, checked it, signed it exchanged it. Had the keys in my hands at 4PM. The vendor was delighted.Anything can be done it’s all a question of kicking down the barriers that are presented by the people with a vested interest that stand in the way.
I made an offer whilst being shown round the by the estate agent. So maybe 3-4 minutes
He walked into the next room - called the owner and everything was agreed whilst i was in the house!
It was my first house .. and on an identikit estate where I had already rented - so unless something was really odd with the house I was going to make the offer.
Houses and cars I can buy in minutes ... but im a rubbish shopper so buying a pair of jeans would probably take me a day !

2 hours, last week in fact.
Estate agents were falling over themselves to get the place on the market, and i can see why.
A couple came round the day we signed the EA paperwork, before the writeup had even been drafted, let alone Rightmove. They didn't seem overly interested, but they offered £5K under the asking price 2 hours later.

About half an hour to agree to buy the house, that included the discussion over price.
Then 8 weeks while the solicitors did their thing, then repeating having seemingly forgotten something. Then finally money in the bank, thats when it is actually sold. All this for a sale with no chain in either direction.
192.5 hours then.
