Son is looking at buying this house but he is concerned if these tiles may contain asbestos so he’s hoping somebody on here has had experience with them ?

If they did contain asbestos what would be the approx costs of removal, the room measure about 3 x 3 mts.

Hard to tell from the picture, but they look like just like the polystyrene tiles they used in the 80,s. No asbestos but serious fire hazard. They will scrape off easy tho.

Yes they look like polystyrene, I had them in my 2nd bedroom, I overboard them with 9mm plasterboard and got it skimmed.

If you're really concerned, there are companies thesedays where you can send off a sample to get tested.

But they do look like polystyrene - you can probably poke it easily with your finger (if you dare)

We had our Artex tested in 2019 and in conversation I asked if it does come back positive (thankfully it didn't) how much would it cost to remove.

He said if we could move out whilst they did it, budget £1000 a room on average.

Various rooms in my house had these on the ceiling, a previous owner had even painted over them.

I've stripped them off with no problems, just bagged them and took to a local tip.

Still one big bedroom to do, the worst thing for me is being up the ladder so make sure you have a very stable one!

These look like polystyrene. I spent my childhood firing carpet tacks into them with a catapult smile

Due to my work (ripping out air handling units and installing new ones) we have to learn about Asbestos every year and the risks are drilled into us.
As such, with anything that looks like it might be Asbestos - always get a few samples from different parts of the room and if it comes back positive, pay for them to remove it.

It's nasty stuff (duh) and the affects can take years to show. I certainly wouldn't risk removing it without a test first.
