Looking for some critique on cost for the below, North East Scotland, good companies at a premium and still busy.

Having fireplace removed, prepped and wood burner installed. Benefit is they will be completing everything so no need to have any others to arrange and fit in.

Have seen his work and is recommended from the local company I purchased the wood burner from.

I will be supplying the wood burner and all parts to install, he will pick up woodburner etc from supplier as part of his scope.

Company will supply the floating mantle & slate hearth

Company will be providing & carrying out the following, in addition they will have travelling time 1hr each way.

1. Remove existing brick surround and hearth skip all waste. (current state - photo 2)

2. Cut out existing infrastructure masonry this will form the opening wider as discussed. (remove around the granite base)

3. Make good all infrastructure masonry were required there may have to be a lintel fitted at the back of the internal fireplace to support the shoulders of the Masonry above this will be determined when the pocket will be open as its impossible to see the masonry infrastructure at the back

4. Sweep chimney.

5. Make good all the masonry infrastructure in the pocket. Cement rendered on all 3 sides with a scratch coat and then a final coat that will be floated off corner beads will be fitted on the corners of the inside of the fire and 2 beads on the front the pocket will be made good all over. (this may change depending on what is behind current fireplace)

6. Lathe and plaster will be cut back and new studs fitted to take the new fireline plasterboard.

7. Tape and fill joints with plater skim finish and make good all over ready for decorating.

8. Supply & fit floating mantel

9.Supply and fit 1600 x 900 Caithness slate hearth.

Quote £5200 and not VAT registered

Thanks

£1.500 would be good money for that.

Even with a contingency built in its a max of 1.5 days for two guys and some waste disposal.

I intentionally left the price off to gauge what the thoughts were, think I will bite Trickwoo's hand off at that price and 1 1/2 days work.

He’s still paying polish cash in hand. I’m going for £2500 in todays prices and outside of London.

He’s not far off what I paid for similar done, eventually got it down to £2.2k including about £500 worth of stove…. Left in a ready to paint state…. 2 guys + a labourer started about 9 and were away before 4 (excluding their drive as they came up from Yorkshire).

The first quotes I was getting were coming out at between 3.5k all the way up to a fancy showroom chancing their luck at £7k…. That’s based in Midlothian.

All the stove and fireplace companies seem to take the piss up here, better off ringing round the chimney sweeps that are hetas registered.

If you skim the fireboard with plaster it will crack and fall off.

Well, I was just wanting to gauge what the thoughts were without putting up the quote straight away as my thoughts were far too high.

Quote for works was £5200 and now saying he isn't VAT registered eeklaugh

log burners are expensive jobs and hetas installers tend to charge a lot. when I did mine myself it was £1,100 for the stove, £700 cash for stone hearth and surround, flue around £250, £150 for signing it off and that's just the biggest costs. It does all add up.

Don’t tell me discount if half is in cash.

Next quote.

Agreed but the wood burner, flue, all the parts for fitting etc are not included in the £5200, they are purchased separately .

oh, well in that case it looks like he's trying to retire off the back of your stove installation laugh

It really is happy season for stove installers at the moment. The cheapest I’ve been quoted is over £2,000 to fit a replacement stove. And that’s for flue lining and installation only. I’m paying for the stove separately.

we are having a log burner installed in the next 4 weeks .
nothing to do with the heating crisis i might add.
£1100 is fitting including any liners, uncapping etc etc . stove is another £800 ish.
As far as the fireplace is concerned we will be doing the necessary before they get here. for example laying a new hearth

Sounds expensive to me.

Here's our quote for a Capital Bassington Eco stove for comparison. Reputable firm with showroom in Herts.

Supply, install and testing of stove inc. liner, HETAS certified - £1100
Fireplace adjustments including plastering - £450
Gas disconnection and modification of pipe - £120
Supply and install brick camber - £335
Supply and install hearth - £185
Supply and install 48" geocast beam - £215
Disposal of waste materials - £45

Plus vat.

Does seem expensive but then again we've just agreed to £1450 for someone to fit a Dovre 760. Work involved is supply and fitting flue, backing plate, chimney pot, alarm, drilling a 5 inch air supply...tidying and make good - 1 1/2 days max... This doesn't include the stove which was £2450, the scaffolding to the chimney £750, repointing the chimney in lime which will be £400...so all in all £5050...and we're in South Wales.. dam wish I hadn't added it all up

My God that sounds expensive. If it’s that sort of money to do the prep, it makes absolutely no sense to fit anything but the best grade flue / burner etc. I recently stayed in a place which had a Clearview stove. Having owned a house with 4 burners, I’d have previously recommended Jotul. However, the Clearview is better, much better.
