Asbestos garage roof replacement
Discussion
My elderly neighbour is looking at changing her garage roof and has just had a quote and has no idea if it's good or bad (I have an opinion of course!)
It's a double garage with asbestos corrugated roof, but it's in good condition apart from leaking between the sheet edges, and has no bits breaking free etc
I have said I'll fix it in the summer, but she got some people out to quote for a replacement anyway (she's a wonderful 88 year old, but she likes things to be "just so")
So, to remove the current roof, replace, and remove the debris they've quoted £5000.
Does anyone else have an opinion on this price?
I appreciate the asbestos makes things more difficult and expensive but....

They will be charging her an asbestos tax. It can cost a lot to dispose of, but as my local council still remove it for free (if double bagged) I’m not sure of the going rate. £5k seems very heavy for a garage roof though, even a double. At 88 I’d be applying a sealant as a quick fix and letting some one else worry about it when I’m gone, thats probably a difficult conversion to have with her though 😁

actually that was one of the things she asked about, but she's the fittest 88 year old I've ever seen, and her mum lived to be 94.
Asbestos cement sheets can weigh up to 50kg per sheet for the very old ones. You have to be licensed to carry asbestos waste and pay for its disposal by weight. I don't know about cost of installing a new roof but following a couple of seemingly insane building quotes we've had in the last couple of weeks that sum doesn't entirely surprise me.
You are correct that often the council accept domestic asbestos waste (you need to check site by site) as long as it is double-wrapped in 1000 gauge poly. You will need to check weights though as they usually only accept a certain weight every 3 or 6 months.

That’s not just removal that’s a new roof too. Removal only for that size is about a grand. Little Lofty said:

This, sounds like the usual 'OMG asbestos' pricing.I did this at my last house, typical falling apart sectional garage with asbestos roof sheets - dismantled carefully, double wrap in plastic, and just took it to the council tip. All above board, no nonsense, no one got hurt, no one was exposed, took little more than a bit of care and some materials (ppe, plastic sheets).
Understand a choice has been made to leave it, but maybe it'll help others.
I replaced my roof over Christmas. 3m x 7m garage, so somewhere between single and double in area.
I got quotes between £5 and £6k.
I did it myself apart from removal as local council would only take two sheets at once or something.
Costs:
Asbestos removal and disposal - £700
Materials to rebuild tops of garage walls with new slope - £300
Timber for new joists/OSB - £700
EDPM roof and trim - £850
Facias, guttering, other bits and bobs - £500
Total - £3000. So materials alone was still a good chunk of money. But I think I've ended up with something better than what I was quoted. It would have been more straightforward if the slope on the original roof was acceptable. It was 1 in 100, so not even enough for a 'flat roof' let alone sheets - hence the leaks. Again, all the extras like guttering, could be re-used on lots of rooves.
There were a few tools and things in the bits and bobs section, but plastic isn't cheap it turns out.

Has it been tested to confirm it's actually contains asbestos?
I think the term "of course not" would apply here
Tbh, apart from dripping between the sheets, it's fine. It'll probably outlast me, but she has extremely high standards. I'm surprised she likes her neighbour

I paid £750 to get a single garage asbestos roof removed and replaced with metal sheet in about 2015 ish, they did a lovely job, would say £5k was more of an old lady tax than an asbestos tax!
I would concur, but luckily, despite her age, she's very switched on, and if she doesn't know something she comes and asks me, or calls her sonI used these guys to remove a large asbestos shed/garage, https://www.omega-enviro.co.uk/ the bill was £550 + vat which I thought was pretty reasonable and they were really rather good at what they did. The local council would take asbestos but I worked out by the time I had paid for their bags (and I would have needed 5 sets) plus fuel plus they would only let me take something like one bag a quarter it wasn't really much cheaper doing the whole DIY approach.
