Quick question - our house (listed, dates to 1820) has an existing multi fuel stove which has a cracked top, grate and frankly looks horrible, as well as being too small for the room/insulation requirements.

Looking into replacing it. Do I need building control and/or LBC to do so? There would be no new penetrations to the structure of the building. I’m not sure if the chimney is lined, but understand it isn’t a legal requirement unless a new build. Would get a HETAS installer to remove and replace. I’m looking at about 2k in total, 1500 for stove and I’m guessing up to 500 for installation. I guess I might get a few quid for the old one if I weigh it in.

I can’t see why you would need LBC assuming it’s “ only “ G2 listed ?
Ours is G2 listed ( 1600’s ) and when we moved in 2 of the fireplaces already had wood stoves but one didn’t and as I was speaking to the Heritage officer on many other things I mentioned this.
She said I could do what I liked with installing and also I could have them lined if they were not already.
I’m sure as with other issues the attitude of each Councils HO varies though.
