Bothering with a local search on a flat

Keen to beat the April 1st deadline so have elected to not bother with a local search on a flat instead opting for an indemnity instead.
Know the building very well anyway and also someone that owns a flat in the same block who had a search done 2 years back no issues flagged.
Anyone else done the same?
We are going with the environmental search however

Ultimately, you decide what level of risk you are happy with, but in my experience, it’s actually getting information from the managing agent that often delays flat sales, and that can be quite important in understanding how much money is in the pot for upcoming maintenance works etc.Know the building very well anyway and also someone that owns a flat in the same block who had a search done 2 years back no issues flagged.
