Hi all, there used to be a brick coal shed on the concrete base in the picture, but we knocked it down as the shape was awkward (shared with next door). What we'd like is a room here that can house the washing machine and tumble dryer, and be garden/tool storage. Able to walk out the kitchen door straight into it. There is already a poorly presented but solid shed for a motorcycle at the front there, which leads to our drive.

Not sure if I'd want to remove the bike shed, and rebuild that as part of this new structure, probably a good idea, but I did spend a bit of time on it and don't want to pull it down as its only 2 years old. The bike area should remain separate to the chores area anyway.

It would need to be reasonably sealed to stop everything getting wrecked by moisture and bugs, not feel outdoors. My budget is 5-10k. Not really sure what that gets me, at the moment that seems to be very nice shed money, but I'm open to ideas.

Bumping as we had a quote for timber structure built after levelling the ground with concrete, was £12k which seems a lot.

Do you own the house?

If so, building a proper side return would probably pay for itself in the value of the home, vs sticking up a cheap makeshift structure, plus it would be a lot more pleasant to live with.

Can you remortgage etc and get it done properly?

We only bought it a year ago and just had a loft conversion so not really got much in it at the moment.

You could get a upvc porch conservatory kind of thing in a kit for 2 or 3 £k.

I'd be concerned that a washing machine would both be vulnerable to humidity and create humidity in an unheated porch, but people do worse.
