Some of you may remember me from my house build thread, which I can barely believe was started 13 years ago now. I'm still in that house, with a the awkward combination of an amazing garage but a driveway that's inaccessible to the road in low slung cars!

I've been busy in the meantime (11 years all told) but have built something else (well 7) which I thought you might like to see.

I remember reading your thread before - like you can't believe that it's 13 years ago. I always fancied having a go at the concrete worktops!

That's some project you've had! The house designs are really in-keeping with the area and plots all look decent size too, which is rare in new build estates.

Is this a side venture for you with a team or have you managed to do most of the running of it yourself?

Looks a very high quality development.

Given there are no prices attached to them yet I have to say I have no idea what they would be marketed for. Could be 800k or could be 1.2m for all I know!

£775k for the chalet bungalow, ~£865k for the 3 at the front, £900k, £915k, £935k for the best 3 including the two at the back.

It’s a side venture, not the day job. I’ve done most of the running myself but partnered with the right company who were also effectively the main contractor on the build.

I know exactly where this is - I have relatives literally a few doors along the road. I think their house and the ones with it were probably built with a similar approach to yours (i.e. small development), but a less traditional style.

Will take a nose next time I'm up there, but won't tell MrsC because she wants to move up there and I want to move down to the coast!

Looks great Op. Reminds me of some of the sites I did at Charles Church before Persimmon ownership.

I don’t think anyone is blaming you blue, but that doesn’t look much like the crammed in, identikit, sardine housing that most of us drive past every day.

I don t think anyone is blaming you blue, but that doesn t look much like the crammed in, identikit, sardine housing that most of us drive past every day.
I know.

However, most people can’t afford to live on a development like that. We would have an even bigger housing crisis and use more greenfield for fewer homes.

The Landex ones. They are also clients of mine, I showed them around my site last week, they were pretty impressed.

Yeah, I loved doing it. My day job is as a commercial property solicitor advising developers, but doing projects like this feels like what I’m meant to be doing!

I’m already looking for the next site so if you know of anything coming up I’m all ears!

What sort of profit do you end up with in something like this ?

Would you do it all again?

I sell used cars and every now and again after a bad day get tempted to sell off everything and think property is about the only other thing I could potentially do.

Very true, big developments are a necessary evil beer.

I am still trying to get my head round the idea that places like Munchers, nice though they look, carry close to a £1m price tag. I still think of seven figure homes as being palatial and set in their own grounds with neighbours half a mile away getmecoat.

Please don't take this the wrong way, it's a nice development, but why was one odd house built in grey & white while all of the others are brick & red(dish) tile roofs? You've gone for a range of brick colours & designs so it doesn't look like an estate but then there's the one grey oddity plonked in the middle.
