Son is in the process of purchasing a new build by Cala homes. On the face of things everything looks fine, and they cover all warranty work personally for the first two years (small site 20ish homes).

I wanted to check who is the best new build snag surveyors in the South West region (Surrey), and what’s the difference between a snagging report and pre-completion report?

Many are suggesting a snag can be done post completion, but do feel as though this should be done ahead of time?

Any thoughts shall be greatly welcomed!

You are in the strongest position to get any snagging issues resolved before you hand over the money. Yes you can do it after completion but you are then relying on insurance policies, warranties, etc.

I think a snagging report is what you need and get any issues sorted before completion as less hassle.

Might as well list a few snagging tips...

Open and close every internal and external door and window and check for proper operation, latching and locking.

Check for door and window latches being installed at an angle because they messed up the first fix.

Check the internal edges of all doors and windows and top and bottom edges to make sure that they are painted.

In the loft check for nails which have been hammered through the batten and through the felt into the loft.

Check the drains are not full of soil and rubble.

New home quality control are the ones all over TikTok/instagram and seem to be well regarded.

They are nationwide and if your house is st enough it might feature in a video! biggrin

You definitely don’t want to do a snag post completion. What if it’s an absolute disaster?

You need to get snags sorted before you hand over any money.

The new build disaster stories you see in the tabloid press, those people didn’t pay for a professional snagging report, otherwise they would have walked away.

From the building point of view it isn't a snag until the builder says that the build is complete so you cant do a snagging report until then. In that vein, I'm not sure that a builder would want you on an active site anyway. The term completion is also used legally - the date when title and money are transeferred. So you want a snagging report after building completion but before legal completion, ideally before exchange of contracts. (You might also be able to do a snagging report before building completion if there's only one or so items to do - like waiting for a utility to be connected - and the house is empty.)
