DIY conveyancing for a standalone garage

Afternoon all
When we bought our house, part of the deal was a standalone garage / workshop across the road from us. It’s a bit of an oddity as it’s always been a garage, but it has its own deeds / land registry entry and has been owned by various different households over the years. We’re at no. 20 and the garage sits between no. 5 and no. 7 on the street.
I’m just not using it much these days and it’s become more of a storage dump for us. The couple in no. 7 have expressed an interest in buying it.
If we go ahead, it feels like DIY conveyancing should be an option. There will be no need for surveys or searches or such like. So my thoughts are that we should draw up some form of simple contact for the sale and then do the land registry notifications ourselves.
Am I missing anything?? Has anyone done this sort of simple land transfer without a solicitor and has anyone seen a simple contract template we could use?

I asked the same question a couple of years ago.
Garages are difficult to value, they can go from £2k to £200k for pretty much the same thing, average is probably £10k, you can get around £100 per month if you rent it.

Unless you really need the money, I wouldn't sell it.
Parking in towns rarely gets easier and a lock-up not only is a space but often allows the owner to park across it.
Renting out a garage can be a good earner, but getting landlord's insurance for one single garage can be a PITA I hear!
