We are looking at a Grade B (Scotland) listed building in a conservation area, which would need a garage. There is plenty space and there seems to be a lapsed permission for a large 'shed-like' (wooden clad, felt roof) garage previously, which gives me some hope. It wouldn't be visible from outside the property boundary I think, which I also understand can be a concern.

I'm trying to get a feel for a) what type (size, construction, finish) of garage might be permitted, and naturally b) potential cost, even if ballpark.

I don't think a chat with anyone from the council is feasible so naturally I've turned to PH. Ideally we wouldn't need to be building something in the same style as the house, but either an oak-framed building (I've seen a few recent threads) or something timber clad (be it steel-framed or otherwise).

ETA - I've found guidance from Glasgow from 2012 which suggests timber should be ok.



Thoughts / guidance is welcome!

If it's like England, historic maps can be your best friend.

We were keen to add another garage to our place (Grade 2 listed) and old maps showed that part of a building had been removed at some point. Planning consultant got permission to reinstate a structure on the same footprint, as garaging designed in keeping with the rest of the place. approx 20m x 7m on a very convenient part of the property.

Friend achieved similar in one of the AONBs.

I suspect both would have been knocked back if it wasn't for the evidence of buildings having been there in the past.

From all the plans I've seen, there has never been a garage / outbuilding on the grounds. So this would very much be an addition.
