Just selling a rental property that is sound but needs a bit of investment to bring out of the 2000’s into the 2020’s.

Property has been marketed as an investment property and a property developer with a track record has offered the asking price.

With a bit of a refresh it will be a very good earner.

My estate agents has suggested that the buyer is open to entering a Gazeal arrangement which I’d never heard of before.Onvoiusly a commission involved here but reduces the chance of a sale falling through drastically apparently ?

It’s basically a commitment from both buyer and seller to complete within a predetermined timescale at the agreed price. Subject to a few predetermined caveats..and get outs.

Given the house is empty and I’m motivated to sell so not going to be gazumping anyone I can’t see the point in such an arrangement. The thbuyer and seller can agree to share the costs( circa £800+vat) the buyer can foot it or the seller can,it’s open to negotiation..

If the buyer wants to enter into a Gazeal agreement at his cost then fine but I’m not sure what’s in it for me ?

It’s not our first rodeo so a few grands worth of insurance cover is neither here or there for both parties I would suggest ?

The online reviews seem pretty shocking but more weighted to buyers having issues than sellers or being pursued by Gazeal for trying to invoke one of the get out clauses..

Anyone had any experiences of Gazeal?

Never heard of it... but my first thought is "how much of that £800 is the agent pocketing?"

Presumably, if you renege on the deal, the place gets flattened by the Israelis?

How long has it been advertised and are there any other interested parties? Sounds like a load of bks, I'd want the buyer to eat all of it as it looks like snake oil.

Not really. The solicitors could do this but there really is no need. Just give a deadline for exchange and keep options open as a fallback.
