Hi All,

Let me start by saying, this isn't a roofers cost too much money post, more of a question if the quote I received is in the right ballpark.

I've just built an outdoor office (3m x 2.5m) the roof is a warm roof and top layer of OSB has been laid.

The quote I have had is for 3 layers of felt, trims and guttering. Also includes lead as the short side is joined to the house. I've been quoted £2k. I haven't asked for any other quotes yet as I don't want to waste any trades time. I understand day rate, van, skill, insurance etc. just wanted to see if this is fair?

I have been looking at EDPM roofs and can buy a kit for about £450 (including trims) - that's why I was thinking £2k is a bit rich. I know they are different materials so not a fair comparison.

Is £2k fair?

Add the gutters and lead to the edpm and some labour...

The EDPM kit comes with a mechanical bonding Russ tape. No idea if that is any good.
The additional materials to add would be 3m plastic guttering and 1m down pipe (back wall is against a retaining wall with a soak away point).

I wouldn't say that's too bad.

We had a slightly larger roof done just after COVID and was £1500. Add in inflation and whatnot and it's in a similar ballpark.

I'd say that sounds reasonable.

I also think it’s reasonable especially if they give you a vat receipt.

The lead work is likely to be a significant proportion.
