Budget?

A two bed, in need of total modernisation and the garage makes up rougly 50% of the total floorspace.

For a mere quarter bar.

Heath and Reach is a lovely area.

How many garages does it need though?

I'd be tempted to knock both garages down, rebuild a double garage in the back garden, then put a massive extention on the side
