I am looking to buy some land in order to build a small lake (lake size no larger than 2 acres). Lake will ultimately be for fishing use for me and just a few pals (not commerical).

I'm all clued up on the physical building of the lake, stocking, etc, but do not know anything about the planning requirements (if any) for the same. Can anyone elighten me as to what sort of permission I will need?

Ultimately, I would like to have a property with a lake built by myself, but I understand that planning for the house may be difficult to get. To this end, I'm looking to build this first lake as a 'warm up' to the real thing later in life when I'll be better placed to afford the entire package.

I guess it depends a lot on the location of the plot of land? Next to a primary school might cause some concern biggrin

I have no idea how it works, but it sounds bloody good!

Just found that! I think he's after a fishery, but it still might give you some ideas as to what sort of areas you'll have to look in to.
