TV Aerial routing question

Bit of a vague title but I'll explain the problem.

My girlfriend's flat is rented out to some tenants who have just bought a TV only to find that her TV aerial socket in the living room doesn't work so they can't get Freeview. When she lived there she always had sky digital so she hadn't realised. There is an aerial socket in one of the bedrooms that does work.

Being the caring landlords that we are, we're endeavouring to sort this out. I can see two obvoius solutions but I'm hoping there is a magic third option. Option 1 is to buy a skybox with a card from ebay. I understand that this will allow them to view 'terrestrial' channels without a sky subscription. Obviously this isn't ideal but will be better than nothing. Option 2 is to split the aerial in the bedroom and run a wire to the lounge. I don't fancy this as it would be messy but its an option.

What would be ideal though is if there were a wireless transmitter that I could plug into the good aerial in the bedroom so that a freeview box could be used in the living room. Does such a thing exist?

1) If there's already a cable from living room socket, into loft, then it's easy to fix and not messy.

2) You could get a Sky box (with or without FTA card) and this would give them FreesatFromSky channels.

3) You could get them a Freesat box.

4) You could plug in a Freeview box UPSTAIRS, and connect this to a wireless AV sender (£40 ish). This sends the freeview box signal wirelessly down to the livingroom.

Best option I would think is get someone in to liven up the cable in the livingroom, and let the tenants do what they want Box wise.

Cheers. Freesat is an option I hadn't thought about.

Just to complicate things its a downstairs flat (bedroom nextdoor to lounge but sockets in opposite corners). We don't have access to the loft but the aerial wires come down the outside of the building, one at the front, one at the back. Handy eh!

Options 4 or 5 are sounding like the best options.
