VAT payable on the purchase of a designated holiday home?

I have recently looked at a very nicely built house with marina berth in a marina complex. It's just about perfect for our needs, with a couple of snags:

The biggest snag is that I was told that VAT is payable on holiday homes, if they are designated as such. I can't find a definite answer on the HMRC website, so would appreciate other opinions before I get too carried away!
