I am sure this has been done before but the search facility is down.

We are trying to put our house on the market to sell and I feel that the estate agents are taking the proverbial

The asking price is £123k

Their charge is £2500 +VAT - this is 2.03% is this normal?
HIP pack of £349 + VAT + £62.50 to defer it till completion
Using their lawyers - £665.85 inc VAT However there is a £60 set up fee (Non-refundable) for Fast start instruction, however if we do not take this set up fee then we have to pay £50 at the end of the transaction if the sale goes through or not.

Is this correct?

Also they told us that if we do not sign a sole agent rights adn it sells through somebody else we still have to pay the £2500!

I don't think this is right.

They are a high street estate agent.

Thats not to far off the mark. One thing i'd suggest is looking on the internet for your HIP, i've just paid £217 for a large detached house.

Couldn't you put a sign in the window, like people do with cars? That would be pretty cheap.

My advice having just done this? Stick a DIY sign in the front & see what happens! The guy who eventually purchased ours was a BTL investor, our agent was st and didn't return his calls etc. He ended up knocking on the door! A day later a second BTL investor was knocking on the door with an offer! Our agent charged 1.6% + VAT, if we took it off the market the charge was £650 inc vat. I wish i had done this tbh as they were st but at the end of the day it was their sign that sold the house so i paid them(well, MY phone calls sold the house but hey, live & learn).

I often think it would be worth putting a sign outside. Unless you live on a cul de sac, most people who are interested in buying a house will look around the area first and everyone loves the idea of bypassing the estate agent. Their only concern will be how you arrived at the price, but you could show that you received a number of different valuations from various agents.

Estate agent fees are ridiculous, especially if you sell your house straight away, but having said that, many houses sit on their books for months and given the costs of advertising, they probably don't do as well as you might think they do.

I used the same site after seeing a recommendation on here, and would recommend them again. Cheapest by far that I have found. You don't need to go with the agent for the HIP - they just need to have it before marketing the property.

We're paying 1.25%+VAT on the sale of our house, too. And go and ring round solicitors for a conveyancing quote - should be able to get it under £500+VAT.

If there are similar houses in the same street for sale with signs/agents etc then I suggest trying for a private sale. Stick a sign up and people who come to view the other houses will see your sign and if they like the look they will call/knock. This worked for me in a block of flats in Edinburgh. The agent was useless - I put a sign up in the window (actually one of their old signs dumped out the back). A viewer for another flat in the block saw the ad and asked/bought etc.

They send you a board which gives a contact no. and website. Just the same as a normal estate agent. You could try or could could carry on complaining about estate agent fees.

Beware of solicitors. My girlfriends solicitor was quite cheap but needed constantly kicking up the rear to do stuff and lied to her on the phone as to the progress of the sale. My solicitor cost me nearly £600 but was a joy to deal with and very quick with communication being mostly done via email.

For what ended up being a difference of around £150 it just wasn't worth the hassle.

I am sure that there are some good low cost conveyancing out there but beware and as with anything get a recommendation from someone you know.

I am well aware that there are plenty of crap solicitors out there - I am one (take that as you will wink) However, paying more by no means guarantees you'll get better service. You can pretty much guarantee you will get poor service from a conveyancing factory, but a local firm where an individual deals with your transaction should still be reasonably priced; that's where I get my figure of £500+VAT.

A few points from me...

Got my hip from hips4u online - £150 and had it within a fortnight. No problems there.

Just getting solicitors quotes, and most are quoting round £450+ vat for their services to sell, about the same to buy.

I tried the DIY approach using houseladder - they advertise on fish4homes and a load of others. Total enquiries in 2 months - 1. Total viewings - 0.

I then instructed a local agent who said he had a couple of people looking for property like mine (dont they all?!) and had 2 offers close to asking price before the advert wording was even confirmed! They haven't even had time to put a board up and I've accepted an offer! Agent fees are 1.5% (just sold for £139500 in Bromley borough if relevant).

As a solicitor (not a conveyancing solicitor though) - don't take their solicitor recommendation; find your own, of your own choosing.

and what ever you do, dont get a cheap online conveyancer unless recommended...
