Greetings all.

Just returned from a business trip to Finland.
Went out to see a company that produces wooden houses - now these arent the typical 'bigger shed' that we get over here, but husge homes that look very attractive.

Prices seems very reasonable too. But now i need to find some land for sale to build my wooden mechano kit.

Any ideas where to look for good value land around the wiltshire area?

'Good value' and 'building land' are mutually exclusive terms: anything where the owner has already recognised the potential to be a building plot will automatically be overpriced, especially if it has any sort of Plannning status (eg. Outline Planning Permission).

Also, be aware that any 'nice' building plot is likely to be sensitive in Planning terms, and whilst you may think that an identikit prefab timber frame from Finland is the bee's knees, your average Planner is programmed to think that individually designed houses that adhere closely to the local vernacular are the way to go.

So...

If you want a cheap plot, you will have to find something not yet identifed as having potential. Typical examples include a piece of land that forms a natural infil to and existing settlement but is currently used as a horse paddock, or a house with a disproprtionately large garden where you can buy the whole house, separate off a plot, then sell it on. And if you find somewhere promising, play your cards very close to your chest so that the owner doesn;t get wind of your intentions.

and... if you want a cheap plot, there will always be a degree of risk involved in the Planning process. This can be minimised by familiarising yourself with the Planning process and Planning law (or by paying someone who knows their way around the system to advise you).

If you want a high quality building plot that is 'safe' in Planning terms, expect to pay through the nose for it. If you choose to go the easy route, it's a matter of hunting round the local estate agents and/or using services like 'Plotfinder' to come up with a suitable piece of land.
