Regardless of the land price. How much would a 4 bedroom deteached house cost to build. I want solid wall construction, or oak framed "infill jobbie". I am not worried about any fittings or decoration, just built.

More info:

4 Beds approx 15-20x15-20ft Min of 3x doubles....
1/2 Ensuite min 10x8 ft
1 master bathroom
Down stairs loo


Do i need to spec any more or can someone russle up a figure for me?

£80 per sq ft.

+/- £20 depending on how 'different' you want it.

Is that just for the floor plan and include everything above... ie second floor... (I sincerly doubt it!) Where do you get that figure from?

Is this inclusive of plans and architect fees etc; or just a basic division of the total sum Vs floor sq/ft.

I'm thinking about building my own house in the next 5 years, so this is really the very first question I have asked......

You have to multiply it by all floorspace, ground and first floors.

It'll give you your box, roof, internal walls, stairs, gas/electrics and plumbing.

You'll need to add heating system, kitchen, bathrooms and decoration.

are you sure theres not an extra '0' on that price?! Because £100 sounds a bit more accurate I think?

He's right. £1,000 per sq m is in the right ballpark, otherwise you could build a 200sq m house for £20,000.

Just finished mine (well almost!) and would agree at the 1000 sq meter mark, + or - 200 sq meter depending on how much work you do yourself and the spec you want it to be/ shape of the house (roof can cost alot if you go down the hand cut route, as I found out!).

Is it cheaper if everything is on one level? (bungalow) Or no significant difference?

I think the square foot rate goes up for a bungalow as the groundworks and roofing cost will be quite similar but you'll get twice the floor area in a 2 story house.

IMO only if you are doing some work yourself/ have some relative in the trade etc.

Also if you spec low ofcourse.

Another thing to consider is the driveway, can be a very expensive part of the costs.

Our bungalow (as mentioned these are more expensive to build) has come out circa 1400 per sq meter including all charges, finance, architect, floor coverings, driveway etc.

This was to a faily high spec with Villeroy and Boch through out for bathroom and ensuite, ufh, megaflow, vaulted ceiling in lounge, electric velux, walnut and marble floor coverings and piled foundations, which on a bungalow is very expensive!

We used a main contractor to erect to roof level, then used subbies for the rest PM my ourselves, which was hard work as both myself and my wife work in London, door to door, 2 hrs away by train from our build!

The hardest thing was finding time to negotiate on costs, def improvements could of been found their for us. The whole thing being a big learning curve, we enjoyed it, but i can see how other might not.


So you could do it for 800 sq meter, just expect to get your hands dirty!

Just to add, price also includes connections and NHBC cert, basicaly, 'all in' excluding landscaping.

Satans worm, sounds like you did it in a similar way to how I would like to (if I can secure the land at the right price)

My idea was to have a friend who is an NHBC approved builder to build the house to shell complete so it's water tight and the incoming services are in (subject to a fair price). Then employ sub contractors myself to do all of the elec, plumbing, plastering and so on as I have a number of friends in various trades.

I'll do all of the architectural work myself and try to detail it to a point that I can get a fixed price to build the shell to avoid over priced extra's.

From £10,000 per sq m (Kia) up to £1 million per sq m (Veyron).

Buy a house it's much cheaper and doesn't depreciate as much.
