Auctions 3 weeks time, thought it maybe worth pointing some of the PH developers in its way. Guide of £400K. I'd have thought at least 5 houses could be put on it.

I don't know what local plan policy or land use designations are involved but I can safely say that you'll struggle to put five houses on that site in a meaningful way. More houses does not always equate to more money, remember sometimes less is more.

Houses rarely come up for sale in small nice villages like this, last one listed on "up my street" was 2006 & sold for £365K. Its a big site over both sides of the road, one house where the old garage and orchard are, demolish the existing house; people don't seem to care for gardens these days (seeing the last lot of new builds in that village and the next closest comparable village 2.5 miles down the rd) a small close of 4 big houses in its place with small (average for new build houses) gardens?

Or of course a nice place to retire too and tend the big gardens smile

On the other side of the road, next to the junction pictured was one house it got demolished and three "executive homes" were build on the site, they are shown on the map. I forget how long ago, about 10 years ago I guess, they were the last new houses built in the area.

I imagine planning will take a while to sort out but I'm sure it'd reward whoever puts the effort in.
