house buying, is this a total waste of time?

Well last week i went to see a house, a 4 bed detached up for £175k (i live oop north remember) absolutely loved the house and i imagine the couple would be open to offers as they are looking to relocate quickly as they have a kiddie on the way and need to move for childcare, there is no upwards chain.
Problem is my own house isnt yet on the market, it is going up in the next couple of days. Now the real question is it even worth making an offer on the other property? or will it be a total waste of time in the present circumstances because obviously the vendor is highly likely to accept another offer should one come along before my house sells?

If you're not ready to proceed your offer isn't really worth anything. Your house isn't even on the market yet so they'll probably just ignore your offer, or provisionally accept it but keep the house on the market in the mean time - which could mean you end up spending on things like conveyencing, surveys etc, and end up not getting it because you took so long to complete.
Whilst they might be open to offers, you can bet it wont be to offers from people who are in no position to move whatsoever!
Your best bet would be to put in an asking price offer under the premise that you get <an amount of time> to sell your own. They may or may not go for this.
Lesson learned: Don't bother viewing houses until you at least have your own on the market. At best you'll annoy yourself/missus if you find the house of your dreams, at worst you'll waste everyone's time.
