Flippin' Solicitors. Trying to drag everything out.

Housing association Purchasing our house. Prior to making an offer, but after an initial viewing -they send an employed builder round to assess the place to see in his opinion what needs spending so they can take this into account in their offer.

So we have this lean to - been there since wife bought the place. It is made of 4 x 3" timber posts, a few lengths of 4x2 and sheets of corrugated plastic for a roof.

There is timber decking hiding the miserable concrete - whih i put down.
There is a manhole cover which i have made a lift out access hatch for.

Builder said this will be taken down and decking lifted..

Today, we here from the solicitor that they have instucted purchasor there is an issue with said "extension" as they put it - and would like an indemnity policy against it.

Rather than them drag it out for lord knows how long - where can i sort out a policy for this?

What should it be covering? And roughly what should it cost?

Thanks in advance....

Agree with the above post. Indeminties are normally £40 at the most and your solictor should just sort it out.

We brought a house recently and there is a plot of land that gives access to the garage at the back of the house. Nobody seems to know who owns it as the authorities reckon they don`t so we got the sellers to take out an indeminty so that if the land is ever claimed and we can`t access the garage, that the insurance will pay out againest the loss of house price.
The land gives access to about 10 garages.
