Looking for a bit of advice.

We bought a house in June 08 which had roof redone around 2006 - cost about £22k as we live in a conservation area. This included rebuilding the fire parapet wall which separates our two roofs.

Recently (prior to the storms) the lead flashing at the top of the roof (where it adjoins the parapet wall) came loose and subsequently the roof has leaked. On further investigation by a roofer today, the mortar was too sandy and has cracked and come away. Additionally, the flashing was not pinned in sufficiently (i.e significant gap between pins according to the roofer).

Question is, do I have a leg to stand on against the original roofing company. They have basically said they only guaranteed the roof for a year and only to the previous owner, and would repair (flashing only) at a cost of £1,200 due to scaffolding required, but I don't think this is acceptable.

Insurance company won't touch, as the storms have not been significant enough to cause damage to the roof.

Any thoughts?

Thanks

You are on your own I would think, My advice is get it repaired before it does further damage - if the previous roofer was a member of a federation you may have some come back (NFRC) - get a few prices a lot of roofers these days have there own scaffold so you can save a fair bit of cash - dont leave it too long as it could more damage
