...and this seems to high for me.

I thought that you should be looking around 6-7%.

What is everyone else getting and with who?

Are you letting or renting? If you're letting then 11% is ok. You'll often find 12.5% + VAT to be the norm.

For what, find tenants, manage property etc. etc. For the former the letting agent i use costs me nothing, charges the tenant instead.

My apologies - letting out our property.

We had a previous agent for a month or so (only recently bought) and we had a bit of interest and then it went very quiet a few weeks ago.

Found out yesterday that the guy looking after us left 2 weeks ago and no one thought to let us know. Not massively happy about that, so looking for other agents now.

In the Milton Keynes area if anyone has a recommendation.

What service do you require? Generally I have found:

Full management - 16%
Rent collection - 12%
Tenant only - 10%

Although there is room to negotiate.

I use the tenant only service and think 10% is far too much of the monthly £1200 I charge. So when renewing last time I said they could market for a fee of £1000 inc VAT and no more - around 7%

They seemed happy with it.

If just finding a tenant and then self management, I tend to pay for an add in the local newspaper, and use letting agents that charge the tenant rather than the landlord. Also I have contacted large public and private sector employers, being in Bristol i have been lucky with MOD employees.
