...before you finally agreed a sale?
I was just pondering and trying not to get too excited.
I'm selling my first house, and after a few false starts with a hopeless estate agent - I moved to another agent and after about 4 months they've finally got me a buyer that wants a second viewing. Its a first-time buyer that is 'very excited' too apparently.

Recently moved. Had about 7 viewers in all. One person came back 4 times to see the house.
Eventual buyer viewed it ONCE! I was amazed they never asked to come back (all went through fine) you would think they would have forgotten what the place looks like?!

Selling a property at the moment isnt easy to say the least - esspecially a bit of a niche one like mine.
So far I've had about 6 viewings in 3 months, but this is the first one to ask for a 2nd look, and that was straight after they saw it - so hopefully they will put an offer in.
I only viewed 3 or 4 places before buying this one, and its the only one I viewed twice. I just 'knew' it was the right one... even though it looked ghastly back then!

I never understood why you would need to go for more than one viewing - unless you're buying a 20 room mansion then surely most people's memory is good enough to make one look enough.I've bought both my places after one viewing, strangely enough they looked exactly the same when I moved in as I remembered them!

I was happy to make an offer on a house after a 2nd viewing as well. Having said that I'm up in the loft on the 1st viewing if I like the look of it.
Some people do no more than check the state of your decor and measure to see if their sofa will fit. I want to check the things that might cost me cash in the near future.

Me - I'd need two viewings - one isn't enough.
When we've sold, 1999/2000 - first viewer bought at full price ON the first viewing.
2006 - I think the second or third viewer made an offer we accepted during his second viewing, but we'd had two lots of 'very interesteds' who couldn't shift theirs before we took an offer.
Now, in todays market, it'll all be different. Probably along the lines of 10 p ss take offers before a decent one comes along. Chains are very very fragile at the moment too.
