facias and sofits are basically knackered on the house - rotten in places and beginning to come down in others. Looked around at replacing with wood but have decided to uPVC them - this isn't the forever house and most of the neighbours have done same so it'll be consistent. guttering is also shot in places so going to get that done at same time.

local company came round - two affable blokes to do exterior survey and quote, we've got a couple of extensions (put on by previous owner) so there's a fair bit to do. They looked over the place and found lots of bits of rotten and sagging wood etc so suggested completely replacing whole lot by stripping back first two tiles and fitting the facia boards to that. Capping doesn't make sense to me as the wood underneath is going anyway so caps will eventually fail. I asked for pricing - back of fag packet style quote appeared at nearly £3k for the whole job. No flannel about credit finance etc I asked about capping and they said £1.2 - £1.5k

I said i'd think about it.

Tonight, Everest are coming round to quote for same job.....i'll update tomorrow

Yup - bloody expensive stuff. All the advice was against over cladding, and doing the proper remove/replace.

Couldn't get a quote for under 4.5k for our place. It wasn't rotten, so we got the painters in for 750 quid. We can afford to have it painted quite frequently at that rate.

I recently did a three bed bungalow (so quite a large area compared to a house). Original timber in reasonable shape so just treated and clad. Materials came in at about £550 for facias and gutters.

Worth measuring up and getting some materials only quotes, at least gives you a feel for what you are being charged for labour.

Assuming fairly std size detached 4 bed house £3K sounds about right. I paid a bit more than that 3-4 years ago - but there was a load of scaffolding needed to span my conservatory to gain access to one end of the roof.

The fact they they are stripping back tiles to do it is a good sign - I assume then that they are putting an anti-sag part under the roof felt to divert water into the gutter? If possible enquire if they can use vent strips along the top of the fascia, rather than the vented soffit boards, as these get full of cobwebs and start to look manky after a while. The equivalent of a continuous 10mm airgap must be maintaining all along the roof line to meet building regs, so they will have to do one of these two unless another system is in place.

For reference I did mine myself and it cost. ca. £350 for a 3-bed semi, full replacement facias and soffits and guttering also. Make sure you find out how they will access the eaves - traditional scaffold will add a considerable cost to the job over access towers, ladders and the like.

well Everest bloke was exactly what i expected - nice chap but all the classic sales tricks were there; lots of eye contact, lots using my name, lots of agreeing with everything I said. He did a quick site survey and cracked out the calculator - he didn't call his boss though cos he was the regional manager.

full quote for 52 metres (we have 2 extensions put on by previous owners which double the standard roof line) of replacement sofits and facias, all work and guarentees was £16.5k! I kept a straight and waited....sure enough within 2 minutes I'd got discounts of 40% off that and then the extra 10% for immediate order. I nodded and then the "how are you financing the installation?" question came - sales guy proceeded to show me how, with their finance, i could spread the cost over 12 months and pay less than cash price....and he could give me something extra from his marketing budget etc. it really is a script they work from.

we won't be going with everest. product looks good but way too expensive.

local company i think but i'll investigate rockpanel too.

i know who they are and they just overclad - wood is rotten on some of ours so no point cladding it. Bloke up the street now runs his own window company so i'll give him a knock and see if he can do it / recommend someone

If I may steal the thread for a mo...

Had a two story extension built last year - cost around £50k Before the build started, had an Everest chap round saying they were looking for "catalogue homes". Good deals to be had if they can use us as a case study. (This for windows and doors).

Said I'd be interested in a quote. I was very upfront with him. Explained that I was in business, knew how sales work so not to bother with the cheesy discount on the day stuff.

Called to say he'd be free on Saturday to go over quote and asked if my wife would be there (I said yes but knew she wouldn't be).

He was very miffed that she wasn't there. Proceeded with lengthy spiel before handing a quote over for....£52,000!!!

Showed him the builder's estimate for the work (including windows). Price came down to £30k. Then £20k. Then £18k.

Said I needed to chat with my wife but he said the price would go back to £20k. I said, "so, if I call you on Monday and say we'll pay £15k, you'll say no". To which he replied rather sullenly "No probably not".

We didn't!
